Essential Job Functions Establish the procedure for communication between the wider Vantage team, the consultant team and Contractors and use reasonable endeavours to ensure that this procedure is observed at all times. Assist the Construction Director in the communication of any instructions under the process. Proactively manage and monitor the performance of the consultant team, Contractor and vendors and report to the Construction Director. Proactively lead the wider VANTAGE team, consultant team and co-ordinate the preparation of alternative viability studies, feasibility studies, sensitivity analyses and investment appraisals and drive implementation of outcome in time and in budget. Support in discussions with neighbours and other third parties. This could include logistics plans and delivery schedules and crane strategies or noisy works. Review the General Contractor’s Construction Plan, Site Logistics Plan, Health & Safety Plan and Quality Plan prior to construction start. Make recommendations to the Contractor on changes and additional requirements / changes. Lead the wider VANTAGE team and the consultant team and establish a structure and procedure for quality management. Drive review, approval, variation and reporting procedures. Prepare recommendations for the Construction Directors approval. Proactive contribute with client and the consultant team and advise on methods of progressing construction works prior to the execution of the Building Contract for example early works, procurement of LLE, enabling works etc. Monitor and report to the Construction Director on the procurement progress status and actively mitigate upcoming challenges. Assess the labour schedules from each specialist subcontractor / or request labour diagrams for packages of work to analysis the volume of staff on site, facilities and potential congestion impacts. Lead the project site teams, the consultant team and the Contractor for Value Engineering exercises and related optioneering/feasibility studies. Make recommendations to the Construction Director. Ensure that all works are completed in line with Vantage HSE requirements. Undertake regular site walks to promote and observe safety and progress. Report and track any corrective actions through to timely completion. Undertake regular Site inspections. Obtain progress and quality reports from the consultant team and the Contractor, own and drive required mitigation measures as and when necessary to avoid impact on quality, cost or time. Present and make recommendations to the Construction Director. Agree all test certificates and statutory and non-statutory approvals required from the Professional Team and the Contractor. As may be required, manage the consultant team and the Contractor to prepare reports to the Construction Director on the implications of any proposed variations in the works and of any actual or anticipated delays to the progress of the works on the programme and the Project cost plan or claims and pro-actively lead the team by mitigating all potential impacts to quality, cost and time Advise the Construction Director on appropriate action to overcome delay. Liaise with the VANTAGE Operations team, the consultant team and the Contractor and prepare, manage and maintain a handover plan or similar management tool, identifying the roles and responsibilities of all stakeholders. Drive review, approval, variation and reporting procedures. Lead and manage all parties and ensure they prepare Substantial/Practical Completion documentation, submittal of manuals and Handover documentation.
